A Home Defined by Precision

ARA House was one of Lencioni Construction’s earliest fully managed modern homes, designed for a family of five in West Atherton. Defined by a dramatic three-story board-form concrete tower, wenge interior doors, rift white oak flooring, and expansive Fleetwood window systems, the home reflects a level of precision and restraint that continues to feel timeless years after completion.

From early planning through completion, the project required careful coordination, technical precision, and close attention to architectural detail.

It was also the second home built with architect Robert Swatt, continuing a professional relationship centered around the execution of complex modern residential design.

What Guided the Approach

ARA House combined complex architectural detailing with significant logistical coordination, requiring precision from the earliest stages of construction.

  • A dramatic three-story board-form concrete tower—exposed both inside and out—became the defining architectural feature of the home and shaped much of the sequencing strategy throughout the build. Because the concrete was poured in multiple lifts, each section required exceptional precision so the tower would ultimately read as one continuous architectural element.
  • As a flag-lot property, careful coordination was required around access, utilities, sewer connections, driveway construction, waterproofing, and the consistency of multiple concrete pours across the exposed structure.
  • Consistent communication and transparency helped build trust throughout the process, particularly during the early phases of construction when many critical decisions were being made.

The Result

ARA House remains a home the owners continue to love and invest in, returning to Lencioni over the years for guidance, trusted referrals, and additional updates to the property.

The project also marked the beginning of lasting relationships between the homeowners, architect, superintendent, and builder—a reflection of the trust built throughout the process.
